Subscription Agreement

This Subscription Agreement ("Agreement") governs paid subscriptions purchased by property managers, owners, and their authorized representatives ("Subscriber," "you") on the RenterMagnet platform operated by Renter Magnet (DeLand, Florida).
By clicking "I agree" or completing checkout, you accept this Agreement.
1. Subscriptions Covered
- Essential Subscription — $399/month per community, includes the RenterMagnet listing plan.
- Occupancy Boost™ Add-On — $199/month per property, powered by Rent-Specials.com, available only to active Essential subscribers.
- Enterprise Subscriptions — custom-priced arrangements for portfolios or multi-property groups, documented in a separate order form that incorporates this Agreement by reference.
2. Billing
Subscriptions are billed monthly in advance to the payment method on file, processed by Stripe. Additional add-ons (such as Occupancy Boost™ quantities) are prorated and reflected on the next invoice.
3. 12-Month Minimum Term
Each subscription includes a 12-month minimum commitment beginning on the first billing date. During the minimum term you are responsible for all monthly charges regardless of usage.
4. Automatic Renewal
At the end of the initial 12-month term, your subscription automatically renews on a month-to-month basis at the then-current price. Renewal continues until cancelled in accordance with this Agreement.
5. Cancellation Policy
To cancel, you must submit a cancellation request through your account or by emailing hello@rentermagnet.com at least 30 days before your desired end date. Cancellations during the 12-month minimum term remain subject to the balance of the term unless we agree otherwise in writing.
6. Payment Failures
If a payment fails, we will retry the charge and notify you. If payment is not received within 14 days of the failure, we may suspend the Service and, after 30 days, terminate your subscription. Reactivation may be subject to a new minimum term.
7. Refund Policy
Subscription fees are non-refundable except where required by law or as expressly stated in our Refund & Cancellation Policy. Unused portions of prepaid periods are not refunded.
8. Property Ownership and Authority
You represent and warrant that you own or are authorized to market each property you list, and that the information you provide is accurate and does not violate fair housing or advertising laws.
9. Service Availability
We strive to keep the Service available continuously. Scheduled maintenance and unforeseen outages may occur. We are not liable for temporary interruptions or third-party outages (including Stripe, Supabase, or Cloudflare).
10. Relationship to Other Policies
This Agreement incorporates our Terms of Service, Privacy Policy, Refund & Cancellation Policy, Acceptable Use Policy, and Community Guidelines. In case of conflict on a specific commercial term, this Agreement controls.
